3 BUMN Bangun Tiga Hunian Terintegrasi Stasiun


Three state-owned companies, namely Perum Perumnas, PT Adhi KaryaTbk, and PT Hutama Karya built integrated housing with transportation or residential modes with the concept of transit oriented development or TOD. There are three residential units with the concept of transit oriented development or TOD simultaneously being constructed, namely at Rawa Buntu Station, Jurangmangu Station, and Cisauk Station. Residential development is integrated with these transportation modes providing as much as 30% of each total unit. The development is intended for the community which aims to facilitate activities without using private vehicles.

 

 

Each of these BUMNs has been plotted to each place to work on it, namely Perum Perumnas which works on the TOD occupancy of Rawa Buntu Station, PT Adhi Karya Tbk which works on TOD occupancy at Cisauk Station, and PT Hutama Karya working on TOD housing at Jurangmangu Station. In addition, the three locations use land owned by PT Kereta Api Indonesia. The TOD vertical residential project at Rawa Buntu Station is named Mahatta Serpong, built on an area of ​​24,626 square meters.
Mahatta Serpong will consist of 6 towers that can accommodate 3,632 units. The development of the first phase of Mahatta Serpong will build 1 apartment tower which is intended for 330 MBR units and 2 commercial apartments totaling 1,486 units. The construction of Mahata Serpong will begin at the end of 2018 and is expected to be completed by 2020 with a total investment of Rp2 trillion.

Meanwhile the TOD Station Cisauk station occupancy that was worked on by PT Adhi Karya Tbk through its subsidiary PT Adhi Commuter Properti, gave it the name Cisauk Point. Cisauk Point is built on 1.6 hectares of land with a total investment of Rp.831 billion. In the Cisauk Point area 6 towers will be built with 2,641 residential units. The first stage is 832 units with a mix of 300 subsidized residential units and 532 non-subsidized units. Cisauk Point will consist of 2 subsidized residential towers, namely Jasper and Agate towers, 19 floors high with 640 units of units and 4 26-storey commercial apartment towers that will be developed for lower middle class housing, with a total of 2001 units.

The President Director of PT Hutama Karya Bintang Perbowo said the TOD concept will be built on 4.6 hectares of land through two stages of development and provide 30% of the total units for low-income communities (MBR) at a price of IDR 8 million per square meter. The total unit to be built by PT HK Realtindo in the Jurangmangu Station area is 4,510 units and will be divided into six towers, and the total investment of this project is around Rp 2.1 trillion.
The first phase of development will be to optimize the station and build three apartment towers that can accommodate around 1,500 units with a total investment of the first phase of around Rp.891 billion. In addition, despite the laying of the first stone, the Jurangmangu Station integrated permit is still in process. Construction of the plan will begin in the first semester of 2019 and is targeted to be completed in 2023. Meanwhile, the second phase of around 2,300 units will be carried out after all the first phase of construction has been completed.

SOE Minister Rini Sumarno said that with the existence of the TOD, it was hoped that it would use public transportation tools to carry out its activities. Because, the existence of TOD is very close to the train station. The community is expected to be able to take advantage of public transportation, thereby reducing private vehicles whether it's cars or motorbikes, thereby reducing pollution. Rini said, 30 percent of the total third occupancy of the TOD will be allocated to low-income communities.
